These Terms of Service ("Terms") govern your use of EZRA Property Management's website and services. By accessing our website or engaging our services, you agree to these Terms.

Services

EZRA provides short-term rental property management services in Asunción, Paraguay. Our services include but are not limited to: listing optimization, guest communication, pricing management, cleaning coordination, maintenance oversight, and monthly reporting.

Service Agreement

Our property management services are governed by a separate Service Agreement that outlines:

  • Scope of services provided
  • Management fee structure (percentage of gross booking revenue)
  • Payment terms and schedules
  • Property owner responsibilities
  • Termination conditions (30-day notice period)

Property Owner Responsibilities

As a property owner working with EZRA, you agree to:

  • Provide accurate information about your property
  • Maintain appropriate insurance coverage for short-term rentals
  • Ensure your property complies with local laws and regulations
  • Authorize EZRA to act on your behalf for guest communications and bookings
  • Respond to urgent matters within reasonable timeframes

Fees and Payment

Our standard management fee is 15% of gross booking revenue. This fee covers all operational management services. Additional services such as property setup, furnishing consultation, or major repairs may incur separate charges as agreed in writing.

Owner payments are processed monthly, typically within 7 days of month-end, after deducting management fees and any approved expenses.

Limitation of Liability

EZRA strives to maximize your property's performance and maintain high standards. However, we cannot guarantee specific occupancy rates, income levels, or guest behavior. Our liability is limited to the management fees paid in the preceding 3 months.

Guest damages are covered by Airbnb's Host Protection program (up to $3M). EZRA assists with damage claims but is not directly liable for guest-caused damages.

Termination

Either party may terminate the service agreement with 30 days written notice. Upon termination:

  • Existing bookings will be honored or transferred as agreed
  • Final accounting and payment will be completed within 30 days
  • Access credentials and property keys will be returned

Intellectual Property

All content on our website, including text, graphics, logos, and images, is the property of EZRA Property Management and protected by intellectual property laws.

Website Use

You agree to use our website only for lawful purposes. You may not attempt to gain unauthorized access, interfere with the website's operation, or use automated systems to access our content.

Governing Law

These Terms are governed by the laws of Paraguay. Any disputes will be resolved in the courts of Asunción, Paraguay.

Changes to Terms

We reserve the right to modify these Terms at any time. Changes will be effective upon posting to our website. Continued use of our services constitutes acceptance of modified Terms.
